Opportunity Zones

Opportunity Zones (i.e QOZ) are economically distressed communities, defined by individual census tract, nominated by America’s governors, and certified by the U.S. Secretary of the Treasury via his delegation of that authority to the Internal Revenue Service. Under certain conditions, new investments in Opportunity Zones may be eligible for preferential tax treatment.

There are 8,764 Opportunity Zones in the United States, many of which have experienced a lack of investment for decades. Saint Arnold Commercial has the resources to help you locate properties that not only meet your real estate needs but that are also located in an opportunity zone.

The opportunity zones program offers federal tax incentives for investing unrecognized capital gains in QOZs, which are investment vehicles created specifically for these purposes. The amount of benefit ultimately recognized depends on the holding period of the investment. The benefit is that Investors receive a temporary deferral of tax on capital gains reinvested into QOZs.
