Amid the tax changes for businesses and individuals, the legislation contained another element, the Investment in Opportunity Act. Better known as the Opportunity Zone program, the idea behind this initiative is to channel investors’ capital gains from the sale of assets into economically challenged, federally designated areas, known as Qualified Opportunity Zones (QOZs). That money is being funneled into projects geared towards boosting economic growth while investors receive tax deferral breaks on their capital gains.

Qualified Opportunity Zones (QOZs) provide an opportunity to invest capital gains in real estate while deferring tax payment on those gains.

The purpose of the Qualified Opportunity Zones program is to spur economic development and create jobs in these distressed communities by providing tax benefits to real estate investors. Moreover, a Qualified Opportunity Zone is designed to encourage long-term investments in low- income urban and rural communities across the US housing market.
