The Structure of Tenant Build-Out
Tenant improvement allowances are usually structured in one of two ways, turnkey build-out or stated dollar amount. Either way, Saint Arnold Commercial as a licensed builder with 35 + years of commercial renovation experience can provide turn-key build-out as an owners representative or can provide the Construction Management services to keep your renovation project on schedule and within your budget.
In some cases, a lease is negotiated with the renovation costs built into the lease and amortized over the lease term. Other times, the tenant , the landlord would cover all the costs associated with the tenant build-out as part of the agreed upon rental rate and space plan. When a stated dollar amount is structured to allow for tenant build-out, the landlord provides a flat dollar amount for the tenant to use towards renovations.
